Why selling your house in one day is usually not in your best interest as a seller.

Hi, this is Jana Sherwood with Team Sherwood and Windermere Real Estate and I wanted to talk today about why selling your house in one day just usually isn’t in the seller’s best interest.

Now, we get it like selling your house is really exciting. You put it on the market and offer comes in. It’s a list price maybe even above list price, the terms look good.

You’re excited to take it and just kind of move on with that part of the process. But here’s the thing though, buyers tend to have jobs!

So they often have their own schedules and they have things to work around, families to work around. They can’t drop everything that they’re doing and go view your house the moment your house goes on the market.

Some of your highest quality buyers could be those that don’t have flexible schedules. And so they won’t ever get a chance to see your house if it goes off the market super quickly

And in most instances most buyers won’t put in an offer until they see the house. So it usually is in your best interest to let them see the house. Those who drop everything and go see the house, that’s awesome for them because they get first crack at it and some people do except one of the first offers that comes in but what if a higher offer can come in?

You don’t even know what offers you’re leaving behind if you accept an offer right out of the gate.  There could easily, easily be a buyer who’s willing to pay more and give better terms a day or two after it goes on the market.

So what we usually recommend is giving it at least the weekend so buyers can come see your house and fall in love with it and put their best offer in.

Our job as listing agents is to negotiate with buyer’s agents to get you the best offer and I’m not even talking just sales price. Sales price is extremely important, but the terms are as well.

You could be missing out on potentially a waived inspections so you don’t have to do costly repairs or credits towards repairs or potentially a low appraisal addendum.

This market is increasing so rapidly and price that we’re seeing low appraisals every so often.

So if a buyer puts in a low appraisal addendum you have a little cushion. So should it come in low the buyer is, has I already promised to fill in some or all of that little appraisal Gap.
